It is a great opportunity to connect with industry peers and stay engaged with chapter activities!\nPresentation / Case Study: The Residences at Pier 5 – Atrium and Upper Walkway Restoration\nThe Residences at Pier 5 is a historic condominium complex located within a 1923 cargo pier along the Delaware River in Philadelphia. Following decades of exposure to a harsh waterfront environment, persistent water infiltration through the atrium plaza, planters, and elevated walkway led to significant deterioration of the underlying concrete and steel structure.\nThis presentation will review the investigation, design, and restoration of the property’s atrium and upper walkway systems. Attendees will learn how condition assessments identified critical waterproofing failures, concealed structural deterioration, and corrosion of the original steel framing. The case study will highlight the development of repair strategies, budget-conscious decision-making, and construction challenges encountered when extensive hidden steel deterioration was uncovered after demolition began.\nThe session will also explore how the project team adapted the repair scope during construction, balancing structural restoration, waterproofing upgrades, and long-term durability while maintaining budget objectives.
